Anyone wanting to explore the expert’s insights, section by section
Step 1 – Open your building
Log in to Cohabit.
Go to either:
My buildings, or
Search (if you haven’t added it to My buildings yet).
Find your building using the building address or strata plan (SP) number.
Click the building to open its Building profile.

Step 2 – Go to the Expert Report page
On the Building profile, navigate to the Expert report or Reports tab/page.
Here you’ll see the Expert Report / Building Insight Report for that building.
On this page, you’ll see insights grouped by their relevant sections (for example, Financials, Compliance, Meetings, Works & Maintenance, etc.).
Each section will usually show a summary insight box that represents the expert’s high-level comments for that area.

Step 3 – Click an insight box to see the full version
Find the section you’re interested in (e.g. Financials, Defects, Meetings).
Click on the relevant insight box.
This will open the full version of that insight, where the strata expert:
Explains what they’ve seen in the records for that area
Highlights any risks, concerns or things to watch
Uses plain language (layman’s terms) so you don’t need to know strata jargon

If you’re short on time, focus first on any sections where the insight suggests concerns or further attention.
Step 4 – Click into the section to see more in-depth building data
From the full insight view (or from the building profile), you can:
Click through to the underlying section in the building (for example, Financials, Compliance, Meetings, Works & Maintenance, etc.).
This will show you the data and records that sit behind the expert’s commentary, such as:
Levies and fund balances (Financials)
Compliance items and expiry dates (Compliance)
Past meetings (Meetings)
Logged works and maintenance (Works & Maintenance)

Step 5 – Open attachments to see original documents
For deeper validation or to share with your professionals:
Look for attachments or linked documents within the section or insight.
Click on the relevant attachment to open the original document the expert used, such as:
Meeting minutes
Financial statements
Insurance policies
Compliance certificates
Maintenance/works reports
These documents are what the expert has interpreted when writing their insights.

You can use these originals if your conveyancer, solicitor, or broker wants to see the source material.
What the expert is doing behind the scenes
As you move through insights, sections and attachments, remember:
A strata inspector / strata expert has reviewed the records and then written plain-language insights across key areas of the building.
They’re not just listing documents – they’re identifying risks or concerns and putting them into terms a non-strata person can understand.

You’ll see these reflected in the sections and insight boxes on your Expert report page.
Things to keep in mind
Your Expert Report is a snapshot in time, based on the most recent inspection of strata records.
It is not live data – later minutes, levies or certificates may not be included until a new review is done.
It is not legal, financial or tax advice. You should always discuss any concerns with your conveyancer/solicitor and other advisers.
FAQs
Q: Where do the insights in my Expert Report come from?
They come from a Cohabit-vetted strata expert who has reviewed strata records we were authorised to inspect. The expert then writes insights in plain language for each section (Financials, Compliance, Meetings, etc.).
Q: Can I see the actual documents the expert used?
Yes. Once you click into the relevant section (Step 4), you can open attachments (Step 5) to see the original documents behind the data and insights.
Q: Why doesn’t my report show the very latest changes?
The report reflects the building as at the most recent inspection date. If new minutes or documents were added after that date, they may not appear until a new review/report is done.
Q: What should I do with risks or concerns I don’t fully understand?
Use them as questions for your professionals – your conveyancer, solicitor, broker or financial adviser. You can also message the expert through Cohabit (see How to chat with your expert).
