How do I track my Expert Report request?

Who this article is for

  • Buyers and buyer’s agents who have purchased a Building Insight Report (Expert Report) through Cohabit.


What happens right after you request an Expert Report

When you purchase an Expert Report:

  1. You’ll see a confirmation in Cohabit.

  2. You’ll receive a confirmation email with:

    • The building and lot details

    • The expert assigned (or how the expert will be assigned)

    • What happens next.

The assigned strata expert will then start the process of:

  • Confirming your authority to inspect records (through your request and usually a letter of authority via your conveyancer/solicitor), and

  • Obtaining and reviewing the strata records they need.


Email updates you’ll receive

You’ll get regular email updates as your Expert Report moves through different stages, for example:

  • Request received – your Expert Report order is confirmed.

  • Expert assigned – your request has been allocated to a strata expert.

  • We’re reviewing records – the expert is reviewing the available strata records.

  • Waiting on the strata manager – the expert or Cohabit has requested records from the strata manager and they’re taking longer than usual.

  • Report being finalised – the expert is writing up their commentary and insights.

  • Your Expert Report is ready – you’ll get a link to view it in Cohabit.

If there’s a problem (e.g. we can’t get the records we need), you’ll also receive an email explaining what’s happened and what can be done next.


How to check the status inside Cohabit

You can also track your Expert Report request inside the app:

  1. Log in to Cohabit.

  2. Click My Buildings.

  3. Select the building you requested the Expert Report for.

  4. Click the Expert Report tab.

Depending on the stage, you might see something like:

  • “Expert Report request received”

  • “Expert Report in progress”

  • “Waiting on strata records”

  • “Expert reviewing records”

  • Or, once it’s complete, a button or link to open your Expert Report / Building Insight Report.

If your report is still in progress, this page will make it clear that it hasn’t been finalised yet.


Why your Expert Report might take longer

Expert Reports can take extra time if:

  • The strata manager is slow to provide records.

  • There are large volumes of documents to review.

  • There are complex issues in the records that need careful analysis.

  • The expert is waiting on clarification (e.g. lot details, contract details).

Whenever there’s a delay like a strata manager taking longer than expected, you’ll receive an email update explaining that we’re waiting on records.


What you can do while you’re waiting

While your Expert Report is in progress:

  • Check your email for updates on the status.

  • Open your Building Profile and Building Snapshot to review the information that’s already available for that building.

  • If timing is critical (e.g. cooling off period, finance deadlines):

    • Talk to your conveyancer/solicitor about how to factor the timing of the report into your decision-making.

    • If appropriate, they may follow up with the agent, vendor or strata manager about outstanding records.

Once your Expert Report is ready, you’ll be able to:

  • Open it from the Expert Report tab on your building, and

  • See the expert’s insights across key areas like Financials, Compliance, Meetings, Works & Maintenance, Defects, Issues and more.
