Updated today

Who this article is for

  • Buyers who want to view a building profile in Cohabit

  • Buyer’s agents using Cohabit during inspections or due diligence

  • Conveyancers and solicitors reviewing a building as part of a purchase

  • Lot owners who want to view and navigate their own building profile

Step 1 – Go to “My buildings” or use Search

  1. Log in to Cohabit.

  2. Either:

    • Click My buildings to see buildings you’re already tracking, or

    • Use Search to look up a building by address or SP number.

Step 2 – Open the building profile

  1. In My buildings or from search results, click on the building you’re interested in.

  2. This opens that building’s Building Profile, on the Overview tab.

Step 3 – Move between the main tabs (buyer view)

As a buyer, you’ll mainly use:

  1. Overview

    • High-level info about the building (address, SP, basic details)

    • The Building Health Score (if one has been generated)

    • Short summary of how the building is tracking

    • Options to:

      • Request a Health Score (if one doesn’t exist yet)

      • Purchase an Expert Report (if available for that building)

  2. Building Snapshot

    • A structured summary of key areas (e.g. financials, works, issues, compliance signals and more) in tile form

    • Helps you quickly see strengths, risks and upcoming activity in the building

  3. Expert Report

    • The Cohabit Expert Report for that building

    • Shows the expert’s insights, risk commentary and linked documents (where you have access)

(Screenshot: tabs showing Overview, Building Snapshot, Expert Report from a buyer’s view)

As a buyer, you won’t see the same Files or Renewals & Compliance views that an owner or strata manager might have. Your view is focused on decision-making information: Health Score, Snapshot, and Expert Report.

Step 4 – Use each tab for what you need

  • Want a quick first impression of the building?
→ Check the Overview tab and look at the Building Health Score.

  • Want to see more detail about how the building is tracking overall (money, works, issues, risk)?
    → Open Building Snapshot.

  • Want expert commentary in plain language, based on the actual strata records?
→ Purchase and then read the Expert Report.

FAQs

Q: Why can’t I see files or documents like an owner might?
Buyers have a simplified view focused on helping you make a purchase decision (Health Score, Snapshot, Expert Report). File-level access and some detailed compliance views are reserved for owners/strata roles and for what’s included in your Expert Report.

Q: How do I get more detail than the Building Health Score and Snapshot?
You’ll need to purchase a Cohabit Expert Report for that building.
See: Purchasing an Expert Report (Buyers) and How to read your Expert Report (Buyers).
