Requesting a Building Health Score (Owners)

Get a high-level view of how your building is tracking.

  • Lot owners and committee members

  • Owners whose building doesn’t yet have a Health Score, or where they want a new one generated


What is a Building Health Score?

A Building Health Score is a high-level score that shows how your strata building is tracking based on the strata records Cohabit has access to.

It looks at things like:

  • Financials

  • Meetings and governance

  • Works and maintenance

  • Compliance and risk indicators

  • Issues and disputes (where they appear in records)

🧩 Important distinction:

  • The Health Score itself is free and is generated when you request it.

  • Expert insights and commentary come from a separate, paid Expert Report (optional).


Before you request a Health Score

Make sure you’ve:

  • Found your building and opened its Building Profile
    (see Searching for your building)

  • Ideally, connected your lot via Your apartments → Add new lot, so Cohabit knows you’re an owner in that scheme

You can request a Health Score as an owner without connecting your lot first, but a lot connection makes your authority much clearer.


Step 1 – Open your building

  1. Log in to Cohabit.

  2. Go to My Buildings.

  3. Click the building you own in to open its Building Profile (Overview tab).

Step 2 – Find the Health Score section

On the Overview Tab:

  • Look for the Building Health Score area.

You might see:

  • An existing score (if one has already been generated), or

  • A prompt saying “Request Health Score” if there isn’t one yet.

If a score already exists but looks old, you can still follow the same process to request an updated one (where supported).


Step 3 – Click “Request Health Score”

  1. Click Request Health Score.

  2. A short flow will open asking you to confirm who you are and some basic details.

You’ll be asked to confirm that you’re an Owner (not a buyer) and may see some of your building/lot information pre-filled if you’ve already connected your lot.


Step 4 – Confirm owner details

You may be asked to confirm or provide:

  • Your name and contact details

  • Your lot / apartment in the building (if not already linked via Your apartments)

  • Any other details that help confirm your connection to the building

Fill in anything that’s missing or incorrect, then continue.

This helps Cohabit treat your request as coming from an authorised owner.


Step 5 – (Optional) Add an Expert Report

During the request, you may see an option to:

  • Add an Expert Report (paid) at the same time.

If you select this:

  • Cohabit will:

    • Generate a free Building Health Score, and

    • Arrange a paid Expert Report prepared by a vetted strata expert.

If you just want the score for now, you can skip this and order an Expert Report later if needed.


Step 6 – Submit your request

Review:

  • Your building

  • Your owner details

  • Whether you’re adding an Expert Report or not

Then:

  1. Click Submit / Request Health Score.

  2. You’ll see a confirmation and usually receive a confirmation email.

What happens next

After you submit your request:

  • Cohabit uses authorised strata records (and any existing inspections) to generate a Building Health Score.

  • If more records are needed, Cohabit may:

    • Work through proper channels to inspect records, or

    • Rely on existing records from past inspections (where applicable).

If you also added an Expert Report:

  • A strata expert will be assigned to review records in more detail and provide written insights (in a separate report).


How you’ll be kept updated

Once you’ve requested a Health Score for your building, Cohabit will keep you updated through:

  • In-app / desktop notifications
    You’ll see updates in the Health Score section on your Building Profile, as well as alerts in the notification bell on desktop when the status changes or your score is ready.

  • Email updates
    You may receive emails when:

    • Your request has been received

    • There are delays (for example, records are still being collected)

    • Your Health Score is ready to view

  • Mobile push notifications
    If you’re using the Cohabit mobile app and have notifications enabled, you’ll receive push alerts when there’s progress on your Health Score or when it’s complete and ready to view.


FAQs

Q: Does requesting a Health Score give Cohabit access to everything about my building?
No. Cohabit only uses strata records it’s properly authorised to inspect and that have been provided (for example, via owner lot connections, records inspections and letters of authority). The Health Score is based on those records, not anything “behind the scenes” we haven’t been allowed to see.

Q: Will I get insights and commentary with my free Health Score?
The free Health Score gives you a numeric / comparative view of building health.
If you want detailed written insights (e.g. what’s happening in financials, works, meetings, defects and issues in plain terms), you’ll need a paid Expert Report.

Q: How often can I update my Health Score?
You can request a new Health Score from time to time, but if you’d like it to be refreshed regularly (e.g. quarterly), consider enabling Cohabit Building Intelligence, which focuses on quarterly record updates, insights and score refreshes.

Q: Do I have to be connected to my lot first?
It’s not always mandatory, but it’s strongly recommended. Connecting your lot:

  • Helps confirm your ownership, and

  • Makes it easier for Cohabit to treat you as an authorised owner when using records.
