How strata records work in Cohabit
Cohabit is designed to replace the traditional static strata report with something more useful and easier to understand.
Instead of presenting hundreds of documents upfront, Cohabit:
Reviews strata records on your behalf
Extracts the key insights, risks, and patterns
Links each insight back to the original documents that support it
This means you see what matters first, with access to the underlying records when you need to go deeper.
When strata records become available
Strata records are only available after an Expert Insight or Expert Report has been requested and completed for the building.
Until that happens:
Cohabit may show high-level building information and Health Scores (if available)
Detailed insights and related documents will not yet appear
Once the expert review is finalised, strata records become accessible inside the Expert Report.
Where strata records live
Strata records are accessed within the Expert Report, not as a separate file library.
Inside each Expert Report section, you’ll find:
A written summary explaining that area of the building
One or more expert insights
The related strata documents used to support those insights
This keeps documents directly connected to what they explain, instead of sitting in an unstructured list.
How to access strata records
Step 1 — Open the building profile
Log in to Cohabit
Open a building from My Buildings or Research
Step 2 — Go to the Expert Report tab
Click Expert Report at the top of the building profile.
If an Expert Report has been completed, you’ll see:
An overall expert summary
A list of sections covering different areas of the building
Step 3 — Open a specific section
Click into a section such as:
Financials
Meetings
Works & maintenance
Defects
Compliance
Disputes
Each section focuses on one area of the building and the records relevant to it.
Step 4 — Review insights and related files
Within a section, you’ll typically see:
A short summary describing what’s important
One or more insights highlighting risks or observations
Related files, which are the original strata records used
You can open these documents to:
Verify details
Share with advisers
Use for due diligence or committee discussions
Why some records or insights may not be visible
If you don’t see certain documents or insights, it’s usually because:
An Expert Insight / Expert Report hasn’t been requested yet
The expert review is still in progress
Cohabit hasn’t been given access to more recent strata records
Certain documents don’t exist or weren’t supplied by the strata manager
The records fall outside the scope of the expert review completed
Cohabit only shows information it can verify and support with actual records.
How this replaces a traditional strata report
Traditional strata reports:
Present raw documents with little context
Require manual interpretation
Go out of date quickly
Cohabit instead:
Explains what matters and why
Uses Health Scores and insights to summarise building performance
Keeps documents tied directly to the issues they relate to
The result is clearer, faster, and far more practical for real decisions.
What differs for owners vs non-owners
All users (buyers, owners, agents, conveyancers) can view:
Expert summaries
Insights
Related strata documents within each section
Owners connected to a lot may also see:
Ongoing updates as new records are reviewed
Additional context linked to ownership
The underlying building insights remain consistent for everyone.

Why can’t I see strata records for this building yet?
An Expert Insight or Expert Report must first be requested and completed. Until then, detailed records won’t appear.
Do I still need a traditional strata report?
In most cases, no. Cohabit’s Health Scores, Insights, and Expert Reports are designed to replace traditional strata reports with clearer, more actionable information.
Can I download the original documents?
Yes. Related files within each section can be opened and downloaded as needed.
