Setting up your Owner Profile

Create your Cohabit Owner profile so you can connect to your building and lot.

  • Lot owners setting up Cohabit for the first time

  • Owners who are also a committee member for their building


Where you can sign up

You can create a Cohabit Owner profile on:

  • A desktop browser

  • A mobile browser (iOS or Android)

  • The Cohabit iOS app (from the Apple App Store)

There’s no Android app yet, but Android users can fully access Cohabit in a mobile browser like Chrome or Firefox.

Before you start

You’ll need:

  • A valid email address

  • A valid mobile phone number

  • Access to your email inbox and phone (to receive 4-digit verification codes)

You can also sign up using Google, Apple or Facebook, but the core steps below describe the standard email sign-up flow.


Step-by-step: signing up as an owner

Step 1 – Enter your email and verify it

  1. Open Cohabit (web or iOS app).

  2. On the welcome/sign-up screen, enter your email address.

  3. We’ll send a 4-digit code to that email.

  4. Enter the 4-digit code in Cohabit to verify your email.

Your email becomes your login ID for Cohabit.


Step 2 – Enter your phone number and verify it

  1. Enter your mobile phone number.

  2. We’ll send a 4-digit SMS code to that number.

  3. Enter the code in Cohabit to verify your phone.

We use your phone number to help keep your account secure and confirm it’s really you.


Step 3 – Create a password and accept terms

  1. Create a password for your Cohabit account.

  2. Confirm the password by typing it again.

  3. Tick the checkbox to agree to the Terms & Conditions and Privacy Policy.

  4. Click Continue or Next.

Step 4 – Add your name

Next, you’ll be asked for your name.

  1. Enter the name you want to use in Cohabit.

  2. This name may be shown to strata managers, experts and other users you interact with through Cohabit.

Step 5 – Choose what best describes you

You’ll now be asked what best describes you as an owner. Here you can choose:

  • Owner

  • Committee member

If you sit on your building’s committee (e.g. Owners Corporation / body corporate committee), choose Committee member. Otherwise, choose Owner.

This helps Cohabit show you the right tools and building information.


Step 6 – Connect to your building and lot

Now you’ll connect your profile to your building and your lot (unit).

  1. Search for your building by address or name.

  2. Select your building from the results.

  3. Choose your lot from the list of lots in that building (e.g. Lot 12).

If you can’t find your lot in the list, click the “I can’t find my lot” link.
You’ll be guided through the next steps so we can help match your ownership correctly.

Step 7 – Choose whether to track levies and notices through Cohabit

You’ll next be asked if you want Cohabit to help you track your levies and notices.

  1. Choose Yes or No when asked if you want to track levies and notices through Cohabit.

  • If you choose No:

    • You can continue using Cohabit for building insights and records without levy tracking.

  • If you choose Yes:

    • You’ll be asked to upload a levy notice.

    • This helps Cohabit configure your owner profile so levies and building notices can be tracked correctly for your lot.

Step 8 – Start your Building Intelligence trial

Next, you’ll see an option to start your Cohabit Building Intelligence trial.

Cohabit Building Intelligence is an ongoing service that:

  • Keeps your building’s information and insights up to date

  • Reviews and updates key records and data periodically

  • Refreshes the Building Health Score as new information becomes available

  • Highlights changes or new risks over time

As an owner, you’ll get a free trial (e.g. first 3 months) of Building Intelligence for your building (exact availability may depend on your building setup).

  1. Read the short summary of what Building Intelligence includes.

  2. Click to start your free trial if available.

You can continue to use Cohabit even after the trial ends, but ongoing Building Intelligence provides a more continuous view of your building’s health.


Step 9 – You’re all set – explore your building profile

Once you’ve finished these steps, your Owner profile is fully set up and connected.

On the final screen, you’ll see a confirmation that you’re all set up with prompts to:

  • Explore your building profile

  • View high-level building information and available documents

  • See any Building Health Score or Building Intelligence info (where available)

Optional: sign up with Google, Apple or Facebook

If you prefer, you can start the process using:

  • Continue with Google

  • Continue with Apple

  • Continue with Facebook

In that case:

  1. Tap the relevant button on the sign-up screen.

  2. Authorise Cohabit with your chosen provider.

  3. You’ll still go through the same steps to:

    • Verify your phone number with a 4-digit SMS code

    • Create or confirm a password (depending on flow)

    • Accept the Terms & Conditions and Privacy Policy

    • Enter your name

    • Choose Owner or Committee member

    • Connect to your building and lot

    • Decide whether to track levies and notices and upload a levy notice if you choose Yes

    • Start your Building Intelligence trial (if available)

FAQs

Q: I’m on the committee – should I choose Owner or Committee member?
Choose Committee member if you sit on the building’s committee. You’ll still be treated as an owner, but Cohabit can surface more committee-relevant features and views.

Q: What if I can’t find my lot when I try to connect?
Click the “I can’t find my lot” link and follow the prompts. We’ll collect more information so we can help match your ownership correctly.

Q: Do I have to track levies and notices in Cohabit?
No. You can choose No at that step. You’ll still be able to use Cohabit for building insights and records without levy tracking.

Q: Is the Building Intelligence trial really free?
Yes. Where available, your first period (e.g. 3 months) of Cohabit Building Intelligence is free, so you can see ongoing insights about your building without commitment.

Q: Can I use Cohabit on Android?
Yes. There is no Android app yet, but you can use Cohabit via a mobile browser like Chrome or Firefox.
