Before you start
You’ll need:
A Cohabit account
A building open from the Research section
Expert Insights relate to the building as a whole, not an individual apartment.
Step-by-step: accessing Expert Insights
Step 1 — Open the building you’re researching
Go to Research.
Search for the building by address or strata plan (SP) number.
Select the building to open its building profile.
Step 2 — Go to the Expert Insights section
In the building profile, select the Expert Report tab.
In the app, Expert Insights are currently shown under “Expert Report”.
Step 3 — Request Expert Insights
If Expert Insights haven’t been requested yet, you’ll see an introduction explaining why expert insight can be useful, along with a button to request your free expert report.
Select Request Free Expert Report
You don’t need to:
Upload contracts
Enter sale details
Provide additional information
Step 4 — Expert Insights in progress
After requesting Expert Insights, the page will update to show that they’re being prepared.
You’ll see a message such as:
Expert Report in progress
We’re gathering and reviewing the data for this building.
At this stage:
Cohabit is collecting and reviewing available building records
An expert is preparing insights based on the data
You don’t need to take any further action
You’ll be notified in Cohabit when the Expert Insights are ready.
Step 5 — Viewing Expert Insights
When Expert Insights are available, they’ll appear directly in the Expert Report section of the building profile.
You may see:
An Expert Summary at the top
Individual insight cards grouped by topic (e.g. Building Profile, Financials, Compliance, Maintenance)
Timestamps showing when insights were added
A Discuss button on individual insights, allowing you to ask questions or explore further
Expert Insights remain available as long as the building appears in your Research list.
How Expert Insights work with Health Scores
Expert Insights are designed to complement the Building Health Score:
The Health Score gives you a high-level signal
Expert Insights explain why certain risks, patterns, or signals matter
Using both together helps you move from awareness to understanding.

Do I need to provide sale details to access Expert Insights?
No. Expert Insights can be requested directly from the building profile without uploading documents or entering details.
How long do Expert Insights take to prepare?
Timing can vary depending on data availability. You’ll be notified as soon as they’re ready.
Can I come back and view Expert Insights later?
Yes. You can revisit Expert Insights at any time while the building remains in your current or past reports.
