Before you start
To research a building and receive a Health Score, you’ll need:
A Cohabit account (Buyer, Buyer’s Agent, or Owner)
The building address or strata plan (SP) number
Important to know
Search results only include strata buildings, not standalone houses
You can only search by building address or SP number
If an address doesn’t have a strata plan, it won’t appear in results
Step 1 – Search for a building
Log in to Cohabit using the web app, mobile browser, or iOS app.
From the Research section:
Use the search bar
Enter the building address or strata plan (SP) number
Select the correct building from the results
What happens automatically
As soon as you open a building for the first time:
A Building Health Score request is automatically created
You don’t need to click a button or provide any details
The building profile will show that the Health Score is in progress

Once ready, the Health Score will appear at the top of the building profile.
You’ll be notified in Cohabit (and by email) when it’s available.
Viewing your Health Score
When the Health Score is ready:
Open the building profile from Research
The score will be visible at the top of the page
Requesting Expert Insights (optional)
If you need a deeper view of the building, you can request Expert Insights at any time.
To do this:
Open the building profile
Go to the Expert Insights section
Request Expert Insights for the building
You don’t need to upload contracts or provide sale details.
Expert Insights focus on highlighting risks, patterns, and areas that may need closer attention.
What to expect next
Health Scores are generated based on available building records
Scores may update over time as new information becomes available
Expert Insights can be accessed whenever you need additional context
Always consider the Health Score alongside Expert Insights and independent advice when making decisions.

Do I need to request a Health Score manually?
No. A Health Score request is automatically created when you search for and open a building in Cohabit.
How long does it take for a Health Score to appear?
Timing can vary depending on data availability. You’ll be notified when it’s ready.
Do I need to provide sale details to get Expert Insights?
No. Expert Insights can be requested directly from the building profile without uploading documents or entering sale details.
Can I request Expert Insights later?
Yes. You can request Expert Insights at any time after viewing the Health Score.
Can I request a Health Score for a house?
No. Cohabit currently supports strata buildings only (those with a strata plan).
