Researching a Building in Cohabit

Who this article is for

  • Buyers researching a strata or community-titled property

  • Buyer’s agents supporting due diligence

  • Owners wanting to better understand their building

  • Professionals reviewing building information in Cohabit

What “Research” means in Cohabit

Research in Cohabit is how you explore and understand a building before making decisions.

When you research a building, Cohabit brings together available building data, Health Scores, and Expert Insights to help you identify risks, patterns, and areas that may need closer attention.

Research is building-level, not apartment-specific. Everything you see relates to the building as a whole.

What happens when you research a building

When you search for and open a building in Cohabit:

  • The building is added to your Research list

  • A Building Health Score request is automatically created

  • You can start viewing available building data immediately

When you open a building, you’re taken to its building profile, which brings together the Health Score, building information, and Expert Insights in one place.

You don’t need to manually request a Health Score or provide details to get started. Research begins as soon as you open a building.

What you can see while researching a building

As you research a building, Cohabit may show:

  • Building Health Score
A high-level summary of how healthy the building appears, based on available records.

  • Expert Insights
Optional, deeper insights that highlight risks, patterns, and areas to investigate further.

  • Building data and records
Including financials, maintenance history, compliance, and other information that’s available.

  • Research status
Indicators showing whether a Health Score is in progress, complete, or updating.

Some building information may be available even before full strata records are accessed, based on independent building data sources and previously reviewed records.

This information may change over time as new records are added or updated.

Tracking buildings you’re researching

Cohabit keeps track of buildings you’ve researched so you can easily return to them later.

This allows you to:

  • Compare different buildings

  • Revisit Health Scores and Expert Insights

  • See when new information becomes available

Research for buyers and owners

The Research experience is similar for buyers and owners, but how it’s used may differ:

  • Buyers typically use Research as part of due diligence, to assess risks before purchasing.

  • Owners use Research to stay informed, plan ahead, and better understand the building they’re part of.

In both cases, Research focuses on the building, not individual apartments.

Understanding the Research section

The Research section shows:

  • The search bar for finding buildings

  • Buildings you’re currently researching

  • The status of Health Scores and Expert Insights

How Research fits with the rest of Cohabit

  • Research is where you explore and understand buildings

  • Apartments is where owners manage apartments they’re connected to

  • Payments is where owners manage levy payments

If you’re an owner, you may also see a “My Apartments” tab within a building profile. This relates to ownership and apartment management, not research.

Each section serves a different purpose, even though they may relate to the same building.
