What Expert Insights are

Expert Insights are expert-written explanations and observations about a building, designed to help you understand risks, patterns, and areas that may need closer attention.

They’re created by independent strata experts who review available building records and use Cohabit’s Building Intelligence to identify what matters most.

Expert Insights focus on the building as a whole, not individual apartments.


What experts actually do

When Expert Insights are prepared for a building, the expert will:

  • Review available strata records and building documents

  • Look across financials, compliance, maintenance, and governance

  • Identify patterns, risks, and recurring issues

  • Translate technical strata information into clear, plain language

They’re not simply attaching documents or copying data.

Think of it as:

“I’ve reviewed the building’s records.

How Expert Insights are structured

Expert Insights are grouped into themed sections, so you can quickly scan what matters to you.

You may see insights across areas such as:

  • The Health Score gives you a high-level signal

  • Expert Insights explain why certain risks or patterns may exist

You can also:

  • Open individual insights for more detail

  • Use the Discuss button to ask questions or explore further

  • Share insights with advisers to support decision-making


A snapshot in time

Expert Insights are based on the records available at the time they’re prepared.

They:

  • Reflect the most recent information reviewed

  • Don’t automatically update with every new document or meeting

  • May change if new records become available later

What Expert Insights are not

It’s important to understand their limits:

  • They’re not live data pulled directly from a strata manager’s system

  • They’re not a guarantee that no issues exist
