Why Can’t I Find My Building in Cohabit?

Who this article is for

  • Buyers searching for buildings

  • Owners trying to locate their apartment’s building

  • Agents, conveyancers and advisors looking up a property

  • Anyone searching for a building that doesn’t appear in results

What this article covers

  • How building search works in Cohabit

  • Common reasons a building doesn’t appear

  • What you can do if your building isn’t showing

  • When it’s expected behaviour

First, how building search works

Cohabit is built around strata buildings only.

You can search by:

  • Building address, or

  • Strata Plan (SP) number

Cohabit does not show:

  • Standalone houses

  • Torrens-title properties

  • Addresses without a strata plan

If your search doesn’t match a strata building, it won’t appear.

Common reasons your building doesn’t show up

1. The property is not a strata building

This is the most common reason.

If the address relates to:

  • A house

  • A duplex without a strata plan

  • A non-strata title

It won’t appear in search results.

2. The search term isn’t specific enough

Cohabit search works best with:

  • Full building address, or

  • Exact Strata Plan (SP) number

If the building doesn’t appear:

  • Try the full address

  • Try the SP number instead of the street address

  • Check spelling and unit formatting

3. The building hasn’t been indexed yet

Some strata buildings may:

  • Be newly registered

  • Have very limited public data available

In these cases, the building may not yet be searchable.

This doesn’t mean it can’t exist in Cohabit — just that it hasn’t been indexed yet.

4. You’re searching for an apartment, not the building

Cohabit search is building-first, not apartment-first.

You won’t see:

  • Unit numbers

  • Apartment numbers

  • Individual lots in search

Search for the building address, then connect your apartment after.

What happens once you do find your building

Once a building appears in Cohabit:

  • Anyone can view the Building Profile

  • Additional detail becomes available when:

    • Expert Insights are requested

    • Owners connect their apartment

    • Records and data are added over time

If the building looks light on information, that’s expected early on.

What to do if your building still doesn’t appear

If you believe the building should exist in Cohabit but can’t find it:

Contact Cohabit Support with:

  • Building address

  • State

  • Strata Plan number (if known)

We can:

  • Check whether the building can be indexed

  • Add it to Cohabit where possible

  • Let you know what’s required

Quick way to think about it

If you can’t find your building, it’s usually because:

  • It’s not a strata building, or

  • The search term isn’t matching a strata record, or

  • The building hasn’t been indexed yet

It’s rarely an access issue.
